<p class="wp-block-paragraph">We are pleased to announce a media partnership with immobilien investment, the real estate and investment magazine of DMV Della Lucia Medien &amp; Verlags GmbH.</p>



<p class="wp-block-paragraph">At the core of what we do is Market Intelligence: a method that reads communication across the real estate industry to capture not only where the market currently stands, but early indications of where it is heading. It draws on a combination of sources: </p>

<li>reporting from real estate news and other media outlets, processed together into quantified data signals.</li>

Much of the analytical toolkit in real estate looks backward: valuations, indices, and risk indicators that describe where the market has been. The methods we work with, such as sentiment measurement and tail risk analytics  are designed to show where the market stands now and to give an earlier indication of where it is heading. We want to make visible to the industry that such data and methods exist, that they are applicable to real estate, and that they can meaningfully widen the picture on which decisions are based.</p>

Its readership is a professional one, including investors, financiers, developers, and asset managers who work with market data daily and know its limits from experience. <p class="wp-block-paragraph">Vor wenigen Tagen traf die Nachricht den deutschen Finanzmarkt wie ein Paukenschlag: Der offene Immobilienfonds&nbsp;<em>Leading Cities Invest</em>&nbsp;von KanAm wird geschlossen und abgewickelt. Belastet durch einen unkontrollierbaren Druck aus Mittelabflüssen und ein sich verschlechterndes Immobilienumfeld hat der Fonds das Handtuch geworfen.</p>



<p class="wp-block-paragraph">Jahrelang wurden offene Immobilienfonds als Fundament konservativer Portfolios verkauft – langweilig, beständig und sicher. Doch wie die vorzeitige Abwicklung von KanAm zeigt, sind diese Vehikel ein Lehrbuchbeispiel dafür, was Nassim Nicholas Taleb in seinen&nbsp;<em>Statistical Consequences of Fat Tails</em>&nbsp;beschreibt. Sie verkörpern eine gefährliche strukturelle Illusion: Die meiste Zeit über weisen sie ein geringes Risiko auf, unterbrochen von plötzlichen, katastrophalen, durch Power Laws - Verhalten getriebenen Einbrüchen.</p>



<p class="wp-block-paragraph">Um es auf den Punkt zu bringen: Nichts passiert, bis es passiert.</p>



<h3 class="wp-block-heading">Die Illusion der stabilen „Mitte“</h3>



<p class="wp-block-paragraph">Betrachtet man die täglichen Preisänderungen bei KanAm über die gesamte Laufzeit, so verlief die überwiegende Mehrzahl der Tage völlig ereignislos.</p>



<p class="wp-block-paragraph"><em>KanAm Leading Cities Invest – eine Geschichte zweier Märkte:</em></p>

<li><strong>Die NAV-Notierung:</strong> Über Jahre hinweg klettert diese Notierung in einer glatten, scheinbar risikofreien Linie nach oben.</li>



<li><strong>Die Kursfeststellung an der Börse:</strong> Diese Notierung orientierte sich eng an der NAV-Notierung und spiegelte einen zuversichtlichen, hochliquiden Sekundärmarkt wider.</li>

<p class="wp-block-paragraph">Betrachtet man die&nbsp;<em>Verteilung der täglichen Preisdifferenzen</em>, so erzählt die Mitte der Verteilung eine Geschichte voller Ruhe. In beiden Fällen&nbsp;clustern die täglichen Preisänderungen eng um 0 %.</p>

<h3 class="wp-block-heading">Der Trigger: Wenn das Tail-Verhalten die Kontrolle übernimmt</h3>



<p class="wp-block-paragraph">Wie jüngste Forschungsarbeiten der IREBS (International Real Estate Business School) zeigen, leiden offene Immobilienfonds unter einer hohen strukturellen Abhängigkeit bei Mittelabflüssen. Sobald ein Auslöser auftritt, wie etwa eine signifikante Abwertung des Fondsportfolios, bricht dieses Tail-Muster leicht auf.</p>



<p class="wp-block-paragraph">Wenn institutionelle und private Anleger erst einmal Blut geleckt haben, beschleunigen sich die Mittelabflüsse. Da Immobilien weniger liquide sind, kann der Fonds Objekte nicht schnell genug veräußern, um die anstehenden Einlagenrücknahmen zu bedienen, ohne dabei die bestehenden Immobilienwerte zu schädigen. Dies setzt einen Teufelskreis in Gang:</p>



<ol start="1" class="wp-block-list">
<li>Abwertungen drücken den NAV nach unten.</li>



<li>Ein sinkender NAV alarmiert Anleger, was wiederum die Mittelabflüsse weiter beschleunigt.</li>



<li>Der Sekundärmarkt (Börse) reagiert dabei wesentlich zeitnaher, was zu einem massiven Preisabschlag gegenüber der NAV-Notierung führen kann.</li>
</ol>



<p class="wp-block-paragraph">Genau das ist bei KanAm im November 2023 passiert (siehe Grafik oben).</p>



<h3 class="wp-block-heading">Quantifizierung des Tail-Risikos: Ein Alpha von 2,8</h3>



<p class="wp-block-paragraph">Wechselt man von der friedlichen „Mitte“ der Verteilung in den „Tail-Bereich“, wird offensichtlich, dass das Power-Law-Verhalten der Preisänderungen die Oberhand gewinnt.</p>

<p class="wp-block-paragraph">In der obigen Grafik offenbart KanAm einen Pareto-Tail mit einem Alpha-Wert von 2,8. In der Welt der Tail-Risiken deutet ein so niedriges Alpha auf ein extrem ausgeprägtes Verlustrisiko hin. Dies bedeutet, dass extreme Schwankungen weitaus häufiger und mathematisch wahrscheinlicher sind, als es die Standard-Risikoklassifizierung jemals vermuten lassen würde.</p>



<p class="wp-block-paragraph">Betrachtet man etwa die letzten 5 Jahre der Börsenkursentwicklung, erreicht die Volatilitätsschätzung (Volatility Estimation Valuation – VEV) von KanAm schwindelerregende 23 %. Ordnet man dieses Ergebnis gem.&nbsp;PRIIPs-Klassifizierung ein, so landet ein solcher VEV-Wert nicht in der niedrigen oder moderat-niedrigen Risikoklasse. Vielmehr ergibt das eine Einordnung in&nbsp;<strong>Risikoklasse 5</strong>, womit immerhin das Risikoprofil von volatilen Aktienfonds und High-Yield-Kreditinstrumenten erreicht wird.</p>



<p class="wp-block-paragraph">Die massiven Markteinbrüche am 28. November 2023 und am 19. September 2025 waren die systemische Manifestation dieses Tail-Risikos. Frei nach Taleb handelt es sich hier um den Schwarzen Schwan, der das nahende Ende signalisiert.</p>



<h3 class="wp-block-heading">Die Blaupause: Warum UniImmo Wohnen ZBI ein Grauer Schwan ist</h3>



<p class="wp-block-paragraph">Wenn wir KanAm als eine Art Blaupause für das Tail-Verhalten offener Immobilienfonds heranziehen, müssen wir den Blick unverzüglich auf andere Riesen im Markt richten, wie etwa&nbsp;<em>UniImmo Wohnen ZBI</em>.</p>

<p class="wp-block-paragraph">Auch hier löste eine massive Abschreibung auf Vermögenswerte im Juni 2024 einen Kurseinbruch aus, was auf einen sich anbahnenden Schwarzen Schwan hindeutet. Die Tail-Analyse legt jedoch etwas anderes nahe: Der Kurseinbruch im Juni 2024 war kein Schwarzer Schwan, sondern ein&nbsp;<strong>Grauer Schwan</strong>. Ein Ereignis mit schwerwiegender Auswirkung, das allerdings zu erwarten ist, wenn die Preisentwicklung in deren Tail-Verhalten übergeht.</p>



<p class="wp-block-paragraph">Da die Vermögenswerte weiterhin unter Druck stehen und die Korrelation der Mittelabflüsse in der gesamten Branche zunimmt, sitzt UniImmo auf exakt denselben strukturellen Verwerfungslinien. Das Tail-Verhalten hat sich bereits gezeigt. Sollte sich die Abhängigkeit der Mittelabflüsse im Markt verschärfen, ist eine beschleunigte Abwärtsspirale im Stil von KanAm ein realistisches Szenario und keine ferne mathematische Unmöglichkeit mehr.</p>



<h3 class="wp-block-heading">Fazit: Offene Fonds mit Sentiment Analysen zähmen</h3>



<p class="wp-block-paragraph">Die Abwicklung des KanAm Leading Cities Invest ist eine eindringliche Erinnerung daran, dass in der Finanzwelt das Fehlen von Beweisen kein Beweis für deren Fehlen ist. Nur weil ein Fonds zehn Jahre lang keine Probleme gezeigt hat, bedeutet das nicht, dass es ein konservatives und sicheres Anlageprodukt ist. Es bedeutet lediglich, dass das Tail-Verhalten noch nicht ausgelöst wurde.</p>



<p class="wp-block-paragraph">Sich auf glatte, historische NAV-Quotierungen zu verlassen, ist für Regulierungsbehörden, Vertriebspartner und Anleger gleichermaßen ein Rezept für den Ruin. Es ist an der Zeit, offene Immobilienfonds nicht länger als stabile Einlagenalternativen zu behandeln, sondern diese als das zu respektieren, was sie wirklich sind: wilde, extremwertlastige&nbsp;Anlagen, die bei einem Strukturbruch zu massiven Verlusten führen können.</p>



<p class="wp-block-paragraph">Letztlich bedeutet die systemische Anfälligkeit offener Fonds für rasche Kapitalflucht, dass rückwärtsgewandte quantitative Kennzahlen nicht mehr ausreichen. Um in unruhigen Gewässern sicher zu steuern, ist Fondsmanagern dringend anzuraten, ihren Fokus weg von historischen Marktdaten hin zu echtzeit-basierten&nbsp;Marktsentiment Analysen&nbsp;zu verlagern. Das gibt ihnen die Chance, anstehende Marktentwicklungen zu antizipieren, ihre Risikopositionen anzupassen und sich rechtzeitig auf die wahrscheinlichsten Reaktionen ihrer Stakeholder vorzubereiten.</p>

<p class="wp-block-paragraph">Only days ago, the news hit the German financial market like a thunderclap: KanAm’s open-ended real estate fund Leading Cities Invest is being wound down. Burdened by an uncontrollable strain of capital outflows and a deteriorating real estate environment, the fund has thrown in the towel.</p>



<p class="wp-block-paragraph">For years, open-ended real estate funds were sold as the bedrock of conservative portfolios  -  boring, steady, and safe. But as the KanAm collapse demonstrates, these vehicles are a <strong>textbook example</strong> of what Nassim Nicholas Taleb describes in his <strong><em>Statistical Consequences of Fat Tails</em></strong>. They embody a dangerous structural illusion: low risk most of the time, punctuated by sudden, catastrophic, power-law-driven collapses.</p>



<p class="wp-block-paragraph">To put it bluntly:&nbsp;<em>Nothing happens, until it does.</em></p>



<h3 class="wp-block-heading">The Illusion of the Stable&nbsp;“Body”</h3>



<p class="wp-block-paragraph">When you look at the daily price changes at KanAm over its lifetime, the overwhelming majority of days are completely uneventful.</p>



<p class="wp-block-paragraph">KanAm Leading Cities Invest  -  a Tale of Two Markets:</p>



<ul class="wp-block-list">
<li>The NAV Quotation: For years, it crawled upwards in a smooth, seemingly risk-free line.</li>



<li>The Stock Exchange Pricing: It traded tightly around the NAV, reflecting a confident, highly liquid secondary market.</li>

<p class="wp-block-paragraph">If you look at the Distribution of Daily Price Differences, the “body” of the distribution tells a story of absolute tranquility. For both the stock exchange pricing and the NAV quotation, the daily changes cluster tightly around 0%.</p>

<h3 class="wp-block-heading">The Trigger: When Tail Behavior Takes&nbsp;Over</h3>



<p class="wp-block-paragraph">As recent research by the IREBS (International Real Estate Business School) highlights, open-ended real estate funds suffer from a high&nbsp;<strong>structural dependency on capital exits</strong>. When a trigger occurs, such as a significant commercial real estate devaluation, the pattern easily breaks.</p>



<p class="wp-block-paragraph">Once institutional and retail investors feel the threat, capital outflows accelerate. Because real estate is fundamentally less liquid, the fund cannot sell properties fast enough to meet redemption requirements without destroying value. This triggers a vicious cycle:</p>



<ul class="wp-block-list">
<li>Devaluations force the NAV down.</li>



<li>Falling NAV panics investors, accelerating capital outflows.</li>



<li>The secondary market (stock exchange) panics ahead of the NAV, creating a massive discount.</li>
</ul>



<p class="wp-block-paragraph">This is exactly what happened to KanAm in November 2023 (see graph above).</p>



<h3 class="wp-block-heading">Quantifying the Fat Tail: An alpha of&nbsp;2.8</h3>



<p class="wp-block-paragraph">Moving from the peaceful “body” of the distribution to the “<strong>tail area</strong>”, it gets obvious, that <strong>Power Law - behavior</strong> takes over.</p>

<p class="wp-block-paragraph">In the graph above, KanAm reveals a Pareto-tail with an alpha of 2.8. In the world of fat tails, an alpha this low indicates an incredibly fat tail. This means that extreme fluctuations are far more frequent and mathematically probable than the standard risk classification would ever suggest.</p>



<p class="wp-block-paragraph">Considering the last 5 years in stock exchange pricing, KanAm’s <strong>Volatility Estimation Valuation (VEV) </strong>reached a staggering 23%. According to PRIIPs methodologies, this level of VEV does not land you in the low-risk or moderate-low risk classes. Rather, it firmly places the fund into Risk Class 5, sharing a risk profile with volatile equity funds and high-yield credit instruments.</p>



<p class="wp-block-paragraph">The massive market slumps on November 28, 2023 and September 19, 2025, were the systemic manifestation of this fat tail. They were the&nbsp;<strong>Black Swans</strong>&nbsp;that signaled the end was near.</p>



<h3 class="wp-block-heading">The Blueprint: Why UniImmo Wohnen ZBI is a Grey&nbsp;Swan</h3>



<p class="wp-block-paragraph">Taking KanAm as some kind of blueprint for open-ended real estate funds’ tail behavior, we must immediately turn our attention to other giants in the market, like UniImmo Wohnen ZBI.</p>

<p class="wp-block-paragraph">Again, a massive write-off in assets triggered a price slump in June 2024, indicating a Black Swan in the making. Though, the tail analysis suggests otherwise. The price slump in June 2024 was not a Black Swan but a&nbsp;<strong>Grey Swan</strong>. Something to be expected, as the price development enters its (fat) tail behavior.</p>



<p class="wp-block-paragraph">As asset values continue to face pressure and the correlation of capital outflows increases across the industry, UniImmo is sitting on the exact same structural fault lines. The tail has already shown itself. In case the dependency of capital outflows tightens, a KanAm-style accelerating downward spiral has its potential and is not a distant mathematical impossibility.</p>



<h3 class="wp-block-heading">Conclusion: Taming Open-Ended Funds with Sentiment Analytics</h3>



<p class="wp-block-paragraph">The winding down of KanAm Leading Cities Invest is a stark reminder that in finance, absence of evidence is not evidence of absence. Just because a fund hasn’t blown up in ten years doesn’t mean it is safe. It just means the tail hasn’t been triggered yet.</p>



<p class="wp-block-paragraph">For regulators, distributors, and investors alike, relying on smooth historical NAV lines is a recipe for ruin. It is time to stop treating open-ended real estate funds as stable deposit alternatives, and start respecting them for what they truly are: wild, fat-tailed animals capable of creating heavy losses when the pattern finally breaks.</p>



<p class="wp-block-paragraph">Ultimately, the systemic vulnerability of open-ended funds to rapid capital flight means that backward-looking quantitative metrics are no longer enough. To survive, fund managers are advised to shift their focus from historical market data towards&nbsp;<strong>real-time insights driven by market sentiment analytics</strong>. This gives them a chance to anticipate upcoming market developments, adjust their risk positions and prepare for the most probable reactions of their stakeholders in due time.</p>

<p class="wp-block-paragraph">Die Geschichte wiederholt sich nie, aber sie reimt sich&nbsp;oft. Wieder einmal beherrschen Liquiditätsprobleme bei offenen Immobilienfonds die Schlagzeilen. Für erfahrene Marktbeobachter erinnert die aktuelle Lage unangenehm an die dunklen Tage der Finanzkrise 2008.</p>



<p class="wp-block-paragraph">Wie die jüngste Medienberichterstattung zeigt, stehen offene Immobilienfonds wieder im Rampenlicht – leider aus den falschen Gründen. So weist etwa auch die aktuelle Scope-Marktstudie auf die wachsenden strukturellen Belastungen im Sektor hin (siehe auch:&nbsp;<a href="https://saprodscopeexplorer01.blob.core.windows.net/public/reports-links/Scope_Offene_Immobilienfonds_Gesamtmarktstudie_2026.pdf" target="_blank" rel="noreferrer noopener">https://saprodscopeexplorer01.blob.core.windows.net/public/reports-links/Scope_Offene_Immobilienfonds_Gesamtmarktstudie_2026.pdf</a>).</p>



<p class="wp-block-paragraph">Für den durchschnittlichen Anleger ergibt sich daraus ein eklatantes Paradoxon. Wirft man einen Blick in das Marketingmaterial oder die Fondsunterlagen dieser Vehikel, findet man häufig eine Risikoklassifizierung&nbsp;(Summary Risk Indicator, SRI) von 2 (von insgesamt 7 Risikoklassen) und damit die Einstufung als „niedriges Risiko".</p>



<p class="wp-block-paragraph">Wie kann ein als risikoarm eingestuftes Produkt plötzlich mit Fondsschließungen und der Aussetzung von Anteilsrücknahmen konfrontiert sein, sobald es am Markt etwas rauer wird?</p>



<h4 class="wp-block-heading">Die strukturelle Falle: Illiquide Aktiva vs. liquide Passiva</h4>



<p class="wp-block-paragraph">Um zu verstehen, warum offene Fonds von Natur aus fragil sind, müssen wir ihren grundlegenden strukturellen Widerspruch betrachten: die Aktiv-Passiv-Asymmetrie.</p>



<p class="wp-block-paragraph">Ein offener Immobilienfonds hält entweder Bestandsimmobilien oder Beteiligungen an Objektgesellschaften. Diese Vermögenswerte sind weniger liquide. Der Ein- oder Ausstieg dauert oft mehrere Monate, wenn nicht sogar länger. Auf der anderen Seite der Bilanz ist das Eigenkapital des Fonds theoretisch liquide: Anleger erwarten, ihr Kapital relativ kurzfristig abziehen zu können. Daraus entsteht eine kritische Fristeninkongruenz, die bei ungünstigen Marktentwicklungen sehr schnell bedrohlich werden kann.</p>



<p class="wp-block-paragraph">Eine aktuelle Studie zu den Kapitalflüssen offener Immobilienfonds der IREBS Immobilienakademie hebt zwei weitere kritische Punkte hervor, die dieses strukturelle Problem zusätzlich verschärfen (siehe auch:&nbsp;<a href="https://epub.uni-regensburg.de/78310/1/Heft%2032.pdf" target="_blank" rel="noreferrer noopener">https://epub.uni-regensburg.de/78310/1/Heft%2032.pdf</a>):</p>



<ul class="wp-block-list">
<li><strong>Korrelierte Mittelabflüsse („Run for the Door"):</strong> Unter normalen Marktbedingungen sind Mittelzu- und -abflüsse der Anleger unabhängige, zufällige Ereignisse, die sich gegenseitig zum Großteil ausgleichen. Bei zunehmender Marktverschlechterung und/ oder wenn zunehmend schlechte Nachrichten im Umlauf sind, kann es zu einem Herdenverhalten kommen. Das heisst, an sich unabhängige Handlungen, in diesem Fall Kapitalabzüge einzelner Anleger, beginnen, sich gegenseitig zu beeinflussen. Der Kapitalabzug gewinnt damit an Dynamik und kann die Liquiditätsreserven eines Fonds sehr schnell aufzehren – mit allen Konsequenzen, die wir während der Finanzkrise erlebt haben und heute erneut erleben.</li>



<li><strong>Der institutionelle Vorteil:</strong> Institutionelle Investoren agieren deutlich schneller als Privatanleger – in beide Richtungen. Laut Studie bauen institutionelle Investoren ihre Positionen zwar rascher auf, sind aber auch die Ersten, die den Ausgang suchen, wenn die Lage kippt – und überlassen den Privatanlegern die Last der geringen Liquidität.</li>
</ul>



<h4 class="wp-block-heading">Die SRI-Matrix: Mathematik, die die Realität verschleiert?</h4>



<p class="wp-block-paragraph">Wie halten Fonds trotz allem ein risikoarmes Profil aufrecht? Dazu müssen wir die Mechanik des PRIIPs-Regelwerks (PRIIPs = Packaged Retail and Insurance-based Investment Products) betrachten.</p>



<p class="wp-block-paragraph">Die SRI-Berechnung besteht aus zwei wesentlichen Komponenten:</p>



<ul class="wp-block-list">
<li><strong>Kreditrisiko:</strong> Das Risiko eines Ausfalls der Verwaltungsgesellschaft (hier ein untergeordnetes Risiko, da das Fondsvermögen rechtlich vom verwaltenden Unternehmen getrennt ist).</li>



<li><strong>Marktrisikomaß (Market Risk Measure, MRM):</strong> Das MRM wird primär über die historische Volatilität gemessen, um den finalen SRI-Wert von 1 bis 7 zu bestimmen.</li>
</ul>



<p class="wp-block-paragraph">Bei offenen Immobilienfonds wird das Marktrisiko über den Value-at-Risk (VaR) bei einem Konfidenzniveau von 97,5 % über die empfohlene Haltedauer (Recommended Holding Period, RHP) gemessen. Der VaR wird anschließend in eine annualisierte Volatilitätskennzahl&nbsp;rückgerechnet, die VaR-äquivalente Volatilität (VaR-Equivalent Volatility, VEV), um die endgültige Risikoklassifizierung vornehmen zu können.</p>



<p class="wp-block-paragraph">Grundlage der VaR-Berechnung ist die Cornish-Fisher-Expansion:</p>

<h4 class="wp-block-heading">Die Illusion des geringen Risikos: Volatilität</h4>



<p class="wp-block-paragraph">Die MRM-Risikoklassifizierung basiert auf der Entwicklung des Net Asset Values (NAV) eines Fonds. Der wesentliche Treiber des NAV ist die Renditeentwicklung der zugrunde liegenden Anlageklasse.</p>



<p class="wp-block-paragraph">Hier liegt aber schon ein wesentlicher Schwachpunkt: In der Regel werden die Immobilienrenditen einmal pro Quartal aktualisiert, während der NAV (bei Publikumsfonds) täglich veröffentlicht wird. Unter gewöhnlichen Marktbedingungen bewegt sich der tägliche NAV kaum und erzeugt so die Illusion einer ausgesprochen geringen Volatilität. Die PRIIPs-Formel verarbeitet diese Daten und errechnet ein „risikoarmes" Profil.</p>



<p class="wp-block-paragraph">Doch nähern wir uns dieser Risikoklassifizierung anhand der tatsächlichen Renditeentwicklung einer Anlageklasse an. Hier ein Beispiel einer Immobilienrendite mit einem Zeitraum von über 20 Jahren:</p>

<p class="wp-block-paragraph">Man beachte die langen Phasen geringer Schwankung, unterbrochen von scharfen, deutlichen Renditeänderungen.</p>

<p class="wp-block-paragraph">Da die tatsächliche Frequenz der Renditeveränderungen quartalsweise und nicht täglich ist, fällt die Anzahl der Perioden (N) in der PRIIPs-Formel deutlich geringer aus. Das hat natürlich auch Auswirkung auf die Risikoklassifizierung selbst.</p>



<p class="wp-block-paragraph">Berechnen wir die VaR-äquivalente Volatilität für diese Veranlagungsrendite mit der nunmehr niedrigeren Frequenz (niedrigeres N), so ergibt sich ein VEV in Höhe von 8,1 % p.a. bei einer Haltedauer von fünf Jahren. Damit haben wir bereits eine Verschiebung in die Risikoklasse 3, also von "niedriges Risiko" (Klasse 2) hin zu "mittleres Risiko" (Klasse 3).</p>



<p class="wp-block-paragraph">Zur Einordnung: Bei einem VaR mit einem Konfidenzniveau von 97,5 % besteht eine Wahrscheinlichkeit von 2,5 %, dass der Verlust des eingesetzten Eigenkapitals mehr als 31 % beträgt. Im Detail:</p>

<h4 class="wp-block-heading">Die Illusion des geringen Risikos: Trend</h4>



<p class="wp-block-paragraph">Ein weiterer kritischer Faktor: Gewerbliche Investitionsrenditen folgen in der Regel Trends. So kann etwa während einer Phase geringer Schwankung die Rendite einem Aufwärtstrend folgen, was zu einer nachhaltigen Verschlechterung der Marktwerte führen kann.</p>



<p class="wp-block-paragraph">Um die Konsequenzen dieser Trendlinien zu verstehen, haben wir das empirische Verhalten unserer Beispielrendite in ein Markov-Switching-Regimewechsel Modell überführt und eine Monte-Carlo-Simulation über einen Zeitraum von fünf Jahren durchgeführt. Auch hier sind die Ergebnisse ernüchternd:</p>

<p class="wp-block-paragraph">Steigt man im falschen Markttrend in eine Position ein, liegt das Verlustrisiko bei nahezu 60 %, während der Value at Risk (bei 97,5 %) -6,4 % p.a. beträgt. Es besteht also eine Wahrscheinlichkeit von 2,5 %, über diesen Veranlagungszeitraum einen Gesamtverlust von mehr als 32 % zu erleiden.</p>



<p class="wp-block-paragraph">Selbst wenn die Renditeentwicklungen unter günstigeren Bedingungen simuliert werden, hält der Value at Risk bei einem&nbsp;Konfidenzniveau von 97,5 % immer noch bei signifikanten -5,7 % p.a.</p>

<p class="wp-block-paragraph">Auch aus dieser Perspektive sind wir weit von der Sicherheit eines „niedrigen" Risikoprofils entfernt.</p>



<h4 class="wp-block-heading">Fazit: Jenseits des Labels</h4>



<p class="wp-block-paragraph">Diese strukturellen und mathematischen Schwachstellen&nbsp;offener Immobilienfonds sind längst kein Thema mehr allein für quantitative Analysten. Sie haben offiziell den Gerichtssaal erreicht.</p>



<p class="wp-block-paragraph">In einem wegweisenden Urteil entschied das Landgericht Nürnberg-Fürth (Az. 4 HK O 5879/24), dass ein großer Asset Manager einen seiner offenen Immobilienfonds nicht länger unter dem Label des geringen Risikos (nicht mehr SRI 2 und auch nicht SRI 3) vermarkten darf. Das Gericht ging so weit, die Niedrigrisiko-Einstufung als „Sicherheitsillusion" zu bezeichnen, und stellte fest, dass angesichts der tatsächlichen Frequenz der zugrunde liegenden Liegenschaftsbewertungen eine Risikoklasse 6 – gleichauf mit volatilen Aktienfonds – rechtlich gerechtfertigt sei. Der Fall wurde inzwischen zur abschließenden systemischen Auslegung an den Europäischen Gerichtshof verwiesen und ist damit noch offen. Die Signalwirkung im Markt ist allerdings unüberhörbar.</p>



<p class="wp-block-paragraph">Die aktuelle Berechnungsmethodik schafft einen gefährlichen blinden Fleck. Indem es sich auf geglättete tägliche NAV-Daten stützt, die die illiquide Realität von Immobilienvermögen verschleiern, vermittelt die PRIIPs-Skala von 1 bis 7 ein trügerisches Gefühl der Sicherheit.</p>



<p class="wp-block-paragraph">Ein SRI von 2 mag historische Compliance-Modelle zufriedenstellen, gewährt aber keine Immunität gegen die makroökonomische Schwerkraft. Wenn sich die Renditen verschieben und institutionelles Kapital den Ausgang sucht, wird die strukturelle Inkongruenz offener Fonds schonungslos offengelegt und lässt Privatanleger in eingefrorenen Vehikeln zurück.</p>



<p class="wp-block-paragraph">Effizientes Risikomanagement findet sich nicht in einer geglätteten regulatorischen Formel. Es findet sich im Verständnis der Marktrealität. Für Asset Manager, Vertriebspartner und Anleger gleichermaßen lautet die Botschaft klar: Es ist an der Zeit, damit aufzuhören, fehlende Liquidität verpackt in der Illusion eines geringen Risikos zu verkaufen.</p>

<p class="wp-block-paragraph">History doesn't always repeat itself, but often rhymes. Once again, headlines are buzzing with liquidity issues plaguing open-ended real estate funds. For seasoned market observers, the current situation feels uncomfortably similar to the dark days of the 2008 Financial Crisis.</p>



<p class="wp-block-paragraph">As highlighted by recent media coverage, open-ended real estate funds are back in the spotlight for all the wrong reasons. Additionally, the latest comprehensive Scope Market Study (<a href="https://saprodscopeexplorer01.blob.core.windows.net/public/reports-links/Scope_Offene_Immobilienfonds_Gesamtmarktstudie_2026.pdf" target="_blank" rel="noreferrer noopener">https://saprodscopeexplorer01.blob.core.windows.net/public/reports-links/Scope_Offene_Immobilienfonds_Gesamtmarktstudie_2026.pdf</a>) maps out the mounting structural pressures across the sector.</p>



<p class="wp-block-paragraph">This leaves everyday investors with a glaring paradox. If you look at the fundamental marketing and regulatory documents for these vehicles, one will frequently find a&nbsp;<strong>Summary Risk Indicator (SRI) of 2 out of 7&nbsp;</strong>classifying them as "low risk".</p>



<p class="wp-block-paragraph">How can a product labeled as low-risk suddenly face fund suspensions and freeze redemptions when market headwinds pick up?</p>



<h3 class="wp-block-heading">The Structural Trap: Illiquid Assets vs. Liquid Liabilities</h3>



<p class="wp-block-paragraph">To understand why open-ended funds are inherently fragile, we have to look at their basic structural mismatch:&nbsp;<strong>asset-liability asymmetry</strong>.</p>



<p class="wp-block-paragraph">An open-ended real estate fund&nbsp;owns either brick-and-mortar buildings or stakes in asset holding companies. These assets are less liquid. Investing in or exiting them often takes several months,&nbsp;if not longer. On the other side of the balance sheet, the fund's equity capital is theoretically liquid: investors expect to be able to withdraw their money on relatively short notice. This creates a critical funding mismatch that breaks down during market downturns.</p>



<p class="wp-block-paragraph">A recent study on equity flows in open-ended real estate funds conducted by the IREBS Institute for Real Estate and Investment highlights two additional critical phenomena that aggravate this structural trap&nbsp;(see also:&nbsp;<a href="https://epub.uni-regensburg.de/78310/1/Heft%2032.pdf" target="_blank" rel="noreferrer noopener">https://epub.uni-regensburg.de/78310/1/Heft%2032.pdf</a>):</p>



<p class="wp-block-paragraph">-&nbsp;<strong>Correlated Outflows ("The Run for the Door")</strong>: Under normal market conditions, investors inflows and outflows are independent, random events that balance each other out. However, when bad news hit the market, herd behavior takes over. Otherwise independent actions suddenly become heavily correlated. When the "run for the door" gains momentum, capital flees simultaneously, devastating the fund's cash reserves with all the consequences we faced during the Financial Crisis and are experiencing again today.</p>



<p class="wp-block-paragraph">-&nbsp;<strong>The Institutional Advantage</strong>: &nbsp;Institutional investors move significantly faster than retail investors in&nbsp;both directions. According to the study, institutional investors are quicker to build up their investments, but they are also the first to head for the exits when things go south leaving retail investors to&nbsp;bear the brunt of the illiquidity.</p>



<h3 class="wp-block-heading">The SRI Matrix: Math masking Reality?</h3>



<p class="wp-block-paragraph">How do funds maintain a low-risk profile despite such severe liquidity traps? We have to look at the regulatory mechanics of the&nbsp;<strong>Packaged Retail and Insurance-based Investment Products (PRIIPs)</strong>&nbsp;framework.</p>



<p class="wp-block-paragraph">The SRI calculation consists of two primary components:</p>



<p class="wp-block-paragraph">-&nbsp;<strong>Credit Risk</strong>: The risk of the management company defaulting (a minor risk here, as fund assets are legally segregated from the managing entity).</p>



<p class="wp-block-paragraph">-&nbsp;<strong>Market Risk Measure (MRM)</strong>: MRM is primarily measured by historical volatility to determine the final 1 to 7 SRI score.</p>



<p class="wp-block-paragraph">For open-ended real estate funds, market risk is measured via Value-at-Risk (VaR) at a 97.5% confidence level over the fund's Recommended Holding Period (RHP). The VaR is then converted back into an annualized volatility metric called VaR-Equivalent Volatility (VEV) to secure the risk classification.</p>



<p class="wp-block-paragraph">The basis for the VaR calculation is the Cornish-Fisher Expansion:</p>

<p class="wp-block-paragraph">The Illusion of Low Risk: Volatility</p>



<p class="wp-block-paragraph">The MRM risk classification is based on a fund's Net Asset Value (NAV) development. The primary driver of NAV is the yield development of the underlying asset class.</p>



<p class="wp-block-paragraph">Herein lies the flaw: In general, the update of property yields happens once a quarter, while the NAV (for retail funds) is published daily. Under ordinary market conditions, the daily NAV barely moves, giving the illusion of incredibly low volatility. The PRIIPs formula eats this data and spits out a "low risk" profile.</p>



<p class="wp-block-paragraph">But let's approximate this risk classification system using the actual basic yield development of an asset class. Here is an example of an investment yield development over the last 20+ years:</p>

<p class="wp-block-paragraph">Because the true frequency of yield shifts is quarterly, not daily, the number of periods (N) in the formula above gets much smaller.</p>



<p class="wp-block-paragraph">When we calculate the VaR-Equivalent Volatility for this actual investment yield, it equals&nbsp;<strong>8.1% p.a.</strong>&nbsp;for a 5-year holding period. This immediately bumps the real-world risk into&nbsp;<strong>Class 3&nbsp;</strong>(moderate-low), degrading the "low risk" label.</p>



<p class="wp-block-paragraph">To put it into perspective: With a VaR at a 97.5% confidence level, there is a 2.5% chance that the loss of the invested equity capital is more than 31%. Here, some details:</p>

<p class="wp-block-paragraph">An expected overall loss of more than 31% over the holding period with a 2.5% probability doesn't sound like a "low risk" safe haven anymore.</p>



<p class="wp-block-paragraph">The Illusion of Low Risk - Trend</p>



<p class="wp-block-paragraph">Another critical factor is that in general commercial investment yields tend to follow trends. While experiencing a period of low variability, the investment yield might follow an upward trend,&nbsp;leading to a sustainable deterioration in market&nbsp;values.&nbsp;</p>



<p class="wp-block-paragraph">To understand the consequences of those trend lines, we incorporated the empirc behavior of our example yield into a&nbsp;<strong>Markov-Switching Regime Change Model&nbsp;</strong>and ran a Monte Carlo simulation over a 5-year period. Again, the results are sobering:</p>

<p class="wp-block-paragraph">When entering an investment position during the wrong trend line, the risk of making a loss is close to 60% while Value at Risk (at 97.5%) amounts to -6.4% p.a. So,&nbsp;<strong>there is a 2.5% chance to make an overall loss of more than 32% during this investment period</strong>.</p>
