About D-DARKS

D-DARKS is a Vienna-based firm for restructuring and asset management in commercial real estate. Our clients are banks, real estate companies, funds and institutional investors.

Both founders experienced the financial crisis from the resolution side, over years in one of the largest restructuring projects in the region. What became visible there was above all the distance between what valuations stated and what could actually be realised.

D-DARKS came out of that experience. We built the instruments we did not have at the time. At asset level our Market Intelligence translates the market narrative into a quantified signal. At fund level we assess how far a vehicle can fall under adverse conditions.

Today we bring the two together. The experience from the resolution work and the measurement that did not exist at the time.

Christian Schitton

Co-Founder, CEO & CTO

Christian brings thirty years of experience in investment, debt financing and the restructuring of commercial real estate across the DACH region and CEE. Following the financial crisis he spent years working on one of the largest restructuring projects in the region, from non-performing loan portfolios through to the wind-down of the resulting companies.

After decades in the market, his interest today lies above all in one question: looking at risk differently from how established metrics do. He developed the proprietary methodology behind D-DARKS, from purpose-built, AI-supported analytical tools for the market narrative through to the statistical assessment of extreme risk.

His market experience across asset classes and regions shapes how D-DARKS interprets its analyses, since a signal is only meaningful when it is understood in the context of real market conditions.

Dženeta Schitton

Co-Founder, CMO & COO

Dženeta and Christian worked together for several years on the same restructuring following the financial crisis. That period shaped an understanding of how such processes actually unfold and where they fail. In the years that followed she increasingly combined her legal work with communication.

At D-DARKS she is responsible for legal structuring, data partnerships and communication strategy. She ensures that all data sources and analytical processes remain within the applicable legal requirements, from the publicly available institutional communication that forms the basis through to the licensed media partnerships that complement it.

In mandates she is responsible for stakeholder communication, towards lenders, investors, boards and partners. The analysis is one thing. How the result is communicated often decides the outcome.
