D-DARKS is a Vienna-based risk intelligence firm for the commercial real estate industry. Our clients are institutional investors, lenders and advisors.

We address risk on two levels. At asset level, our Market Intelligence translates the daily market narrative into a quantified signal: by city, asset class and the themes shaping the market. At fund level, we assess extreme risk: how severely a vehicle can fall when conditions turn, where volatility-based models look away.

Commercial real estate markets are driven by figures and by narratives. D-DARKS measures both and makes risk visible from the individual asset through to fund level.

Our analyses draw primarily on publicly available institutional and market communication, enriched with licensed media content through our partners, in accordance with applicable law. They do not constitute investment advice.

Christian brings thirty years of experience in investment, fund management and the restructuring of commercial real estate across the DACH region and CEE, including senior mandates for leading institutional investors and funds. He conceived and developed the proprietary analytical methodology that forms the foundation of all D-DARKS products.

His market experience across asset classes and geographies leads how D-DARKS interprets sentiment data, because measuring a shift in market narrative is only meaningful if it can be understood in the context of real market conditions. This combination of quantitative signal and qualified interpretation is central to the D-DARKS approach.

Co-Founder, CMO & COO

As a lawyer with expertise in communication and data law, Dzeneta is responsible for the legal structuring, data partnerships and communication strategy at D-DARKS. Her remit also includes the regulatory framework on which the Sentiment Index is based.

Dzeneta ensures that all data sources and analytical processes comply with applicable legal requirements, a critical factor for institutional investors who depend on regulatory conformity. Her background in communication also ensures that complex market data is presented clearly and accessibly.
