About D-DARKS

D-DARKS is a Vienna-based market intelligence company specialising in commercial real estate. We transform the daily narrative from publicly available sources into quantifiable sentiment signals for institutional investors, lenders and advisors.

Our approach is rooted in the conviction that market sentiment shifts before prices move. D-DARKS measures this narrative daily — by city, asset class and the specific themes shaping market activity — filtered through three decades of senior expertise in commercial real estate.

Commercial real estate markets are driven by numbers and narratives. D-DARKS measures both.

This report is based solely on lawfully accessible, publicly available data in accordance with applicable legal regulations and does not constitute investment advice. For further information: Legal Notice & Disclaimer.

Christian Schitton

Christian Schitton

Co-Founder, CEO & CTO

Christian brings thirty years of experience in investment, fund management and the restructuring of commercial real estate across the DACH region and CEE, including senior mandates for leading institutional investors and funds. He conceived and developed the proprietary analytical methodology that forms the foundation of all D-DARKS products.

His market experience across asset classes and geographies leads how D-DARKS interprets sentiment data,  because measuring a shift in market narrative is only meaningful if it can be understood in the context of real market conditions. This combination of quantitative signal and qualified interpretation is central to the D-DARKS approach.
